1. What is an AIF and why choose it?

Alternative Investment Funds (AIFs) are pooled vehicles that collect funds from sophisticated investors to invest as per a defined strategy. Category II AIFs, such as real estate credit funds, invest in secured debt or equity without leverage (beyond operational needs). They offer access to institutional-grade opportunities under SEBI's regulated framework.

2. Who can invest in this fund?

Open to institutions, HNIs, family offices, and NRIs/NROs — both individual and non-individual entities.

3. What is the fund's diversification strategy?

Investment in a single entity shall not exceed 25% of investible corpus, ensuring prudent diversification across projects and developers.

4. What is the taxation structure?

The fund follows a pass-through taxation model. The tax liability on the income generated from the investments is borne by the investor as per their individual profile. This is especially efficient for institutional and family office investors.

5. Can NRIs invest through NRE & NRO account in the Real Estate AIF. Any specific declarations from investors required for the same?

Yes, investments by NRIs are permitted under the Automatic Route as per FEMA Non-Debt Instrument Rules (2019):

  • On repatriation basis: via NRE/FCNR(B) accounts; proceeds are repatriable.
  • On non-repatriation basis: via NRE/NRO/FCNR(B) accounts; proceeds credited to NRO account.

Additionally, declaration confirming NRI status and investment basis is recommended.

6. How are investor interests safeguarded?

We structure investments through senior secured debt instruments which follow conservative underwriting with 1.5x-2.0x security cover , supported by ring-fenced, escrow-controlled cash flows and fee structure aligned with investor interests.
