A Real Estate Credit AIF is a SEBI-registered Alternative Investment Fund that primarily invests in debt instruments related to real estate projects, offering structured credit solutions to developers. Unlike equity AIFs that take ownership stakes, credit AIFs provide debt financing targeting fixed returns.
A Real Estate PMS is a SEBI-registered Portfolio Management Service that offers professional management of investor portfolios with exposure to real estate opportunities—either directly or through real estate-linked instruments. It typically follows a customized or discretionary strategy aligned to the investor’s objectives.
While Equity AIFs invest in ownership stakes for capital appreciation, Real Estate Credit AIFs provide debt financing to developers—targeting structured, fixed or floating returns rather than equity upside. Credit AIFs carry project and credit risk but offer more predictable income.
While AIFs pool capital from multiple investors into a structured fund, a PMS manages individual portfolios on a segregated basis. PMS offers greater customization and investor-specific allocation, whereas AIFs follow a pooled investment strategy with defined fund-level terms and tenure.
